Rent is due on the first day of each month! Rent payments should be made at the B-G&G Investors' Management office.
For your convenience we have a rent 'drop slot' at the office. You can slip your rent payment (check or money order) through the slot at any time -- day or night. Your payment drops into a locked box inside the office. Do not drop cash into the drop box.
We understand that from time-to-time anyone can have an emergency which will result in a late payment. If you know you will have a problem paying your rent for the upcoming month, you should speak with the Property Manager and make arrangements for paying your rent ‘late’ before the first day of the month. We have a number of options such as split-payment (half due on the first of the month/half due on the 15th) to help you through this difficult period.
Rent received after the fifth day of the month is considered delinquent. The late charge is 5% of your monthly rent. Your monthly rent (and late charges if applicable) may not be paid in cash. We accept personal checks and money orders. If you pay by check and the check is not honored by the bank, a penalty in the amount of $25 will be accessed to your account (in addition to late charges).
If the rent is not received by 5 p.m. on the fifth day of the month, you will be served with a five-day notice to pay rent or quit. If rent is not received by 5 p.m. on the tenth day of the month, the Owner will begin eviction proceedings. If eviction proceedings are filed, you will be responsible for all legal fees incurred.
Please know that it is not our goal to be tyrants in regard to collecting your rent. We ask that you keep in mind we also have bills which must be paid in a timely manner. Thank you in advance for your cooperation!
Maintenance Issues . . .
Everything we do at B-G&G Investors' Apartment Communities is about your satisfaction. Our ‘WE CARE’ philosophy means that we want to fix any maintenance problems in your apartment (regardless of how small) as quickly as possible.
In order for us maintain our high standards, we require Residents to report in writing anyneeded repairs or problems in their apartment as soon as the ‘problem’ occurs or is noticed. For non-emergency problems you may stop by the management office or complete the Maintenance Issues form below!
Remember that our maintenance staff is available 24-hours in case of emergencies! In the event that emergency repairs are needed (broken pipes, stopped-up toilets/sinks, or roof leaks), you must notify us of the problem by telephone within 1 hour of the initial discovery of the occurrence. It is your responsibility to do everything possible to reduce damage to the apartment and your personal property (i.e., attempt to dry the carpet, clean up standing water, and move personal items away from the problem). If the emergency occurs when the office is closed, dial the office number. The answering service will contact a member of the maintenance staff immediately who will call you back.
Just a reminder that while locking yourself out of your apartment is an emergency, if it occurs after office hours there is a $25 charge. During office hours, we will gladly unlock your apartment door at no charge if the request is coming from a lessee.
We also need you to report in writing any detection of pests within 24-hours of the initial discovery. We commit to contact our pest control company immediately.
